What BuckshireAI is

Who built it and why
I'm Steven McKinney, based in Glasgow. I'm not an estate agent — I'm a Scottish founder building three AI-powered businesses simultaneously, and I came to this niche through market analysis, not personal connection.
I looked at UK verticals with three traits:
- High transaction value where every conversion matters
- Acute pain around lead response speed
- Underserved by existing AI training (the courses on the market were either generic ChatGPT explainers or US-centric content useless to anyone touching Rightmove, Zoopla, Land Registry, EPC, or MEES)
Estate agents hit all three. So I built BuckshireAI.
The unusual thing about me as a founder
I'm a Scottish actor who taught himself to build software using AI tools — Claude Code as the primary developer, Higgsfield for video, ElevenLabs for voice, Supabase for infrastructure. The site you're reading was built in roughly a week from a standing start.
That's not a confession, it's the methodology I teach in the academy.
If a Scottish actor with no traditional coding background can build a fully-functional AI training platform in a week using these tools, then a Glasgow estate agent with a phone and a kettle can absolutely run AI workflows in their business this week. The whole pitch is: I am the proof point. The methodology is now available to you.
On AI transparency — let's just say it
Sixty-five percent of UK buyers and sellers say they want estate agents to be open about whether and how they're using AI. So here is the most transparent version of BuckshireAI I can write:
- The site was built primarily by AI in pair-programming sessions with me as the human in the loop
- The teaching scripts you'll hear were drafted by me, tightened with AI editing
- The narrator on the videos is an ElevenLabs voice clone — not a human in a sound booth
- The hero images and the character across the modules are AI-generated
- The customer-support tutor inside the academy is anchored AI, module-specific
None of that is hidden. That's the methodology you're learning. The honest framing every BuckshireAI module teaches you to use with your own clients: "I wrote it. AI helped me find the words faster. I read it before I sent it." Honesty beats stealth.
Why UK estate agents specifically
Three reasons stayed with me through market research:
- Market headwinds — fewer transactions, more agents chasing each one. The agents who convert more of their existing leads will be the ones still standing in eighteen months.
- The tools just got good — the 2023 AI chatbots were rubbish. The 2025 generation is good enough to draft a reply, write a listing, and capture a buyer at 11pm on a Tuesday without sounding like a chatbot. The gap between what's possible and what UK agents have adopted is the window.
- UK-specific friction — Land Registry, Registers of Scotland, EPCs, MEES, Rightmove, Zoopla, Companies House, Charity Commission. These don't show up in a US-built course. They show up in every BuckshireAI module.
